need foreclosure help, payments are rising

A few summers ago, I was living in Sarasota, Florida with my 3 year old daughter. I was a single mom, living in a tiny apartment and working in the restaurant business to make ends meet. Sarasota is a very expensive place to live and the costs were becoming beyond my means. It has always been my goal and priority to provide for myself and my daughter without assistance from others. This is when I decided that it was time to move on to a place where I had a higher potential of surviving and providing for my daughter as a single parent. Chattanooga, Tennessee caught my eye as a beautiful, affordable and an opportunity-filled place for someone in my position. I didn’t know anyone in Chattanooga but in the summer, I packed the little belongings that I had, moved to Chattanooga and filled with hope, I started a new beginning. When my daughter and I moved here, I had $500.00 in my pocket, no place to live, and no job. Some would say that was a dumb and naive move while others would call it gutsy and brave. I believe it was a combination of them all. Needless to say, I went from no place to live and with no job, to finding a job and home and thus started a new beginning for my daughter and me. It was a lot of hard work on my part to make things happen for me, but I was determined and confidant in my abilities. I worked my way up in the business world working for Applebee’s Bar & Grille as a Marketing Representative and Allen-Kopet Law Firm as a Marketing Director. These jobs were both physically and financially fulfilling. One of my goals was to buy a house with a backyard that my daughter could play in and a bedroom she could call her own. I still lived paycheck to paycheck but I knew how to stretch every penny I made and because of my hard work and diligence, I was finally able to provide this to my daughter. I know this may sound so simplistic, but when you start off with nothing, it’s those simple little things that mean so much. I bought my first house in 2004, with the money I had managed to save for the down payment and my credit score of over 700. To this day, that accomplishment has been one of my proudest moments. I worked hard with stretching my pennies and filling my home with furniture and accessories to make this house a home. When I bought the house I was aware that I was purchasing it with a 2-year arm and that my interest rate would adjust in two years. With my job being financial stable, I figured it to be safe that I could refinance when the time came for my interest rate to adjust. And that is exactly what I did. In 2006 I served a representative from Wells Fargo. He started to come in about once a week and I was his server almost every time. Because of this we developed an acquaintance with one another. I shared information about my mortgage loan having an adjustable rate and shared my concerns about the interest rate increasing soon. Naturally, as a salesman, he took this opportunity to see if he could help me get a fixed rate mortgage through Wells Fargo. After several weeks of working together to get the information and approval needed, I signed the papers to a new mortgage loan through Wells Fargo. It was a big weight off my shoulders to not have to worry about the interest rate increasing, thus a larger monthly payment. It was a relief to not have to worry about adjustable rates with this home. The Wells Fargo representative took good care of me so I thought. Records show that there has been only one or two late payments on my mortgage, and my credit score has been damaged a bit. Please allow me to explain. In 2004 I became seriously involved with a wonderful man who I am now engaged to get married to. Since 2004, we have had many changes in our lives and financial situations. In 2005, we had an unexpected and very rare situation happen to us. I became pregnant with an IUD birth control. This is a 1 in 20,0000 possibility, and I was that 1 out of 20,000. If one becomes pregnant with an IUD, the IUD must be removed immediately or your baby has a 50/50 chance during the entire pregnancy. So naturally, I went to have the surgery to have the IUD removed, and thus a happy, healthy pregnancy. Unfortunately, the IUD could not be removed because it had planted itself behind the baby’s sack and into the lining of the uterus. The baby would have been aborted if they were to remove the IUD. I was going to have to go through this entire pregnancy not knowing if my baby would make it. My situation was already a big buzz around the hospital, but this news really made it big. Unfortunately, when I was about 10-11 weeks pregnant I miscarried the baby. It was likely due to the IUD ripping the sack of the baby. About 3 months later after my body had completed healing; I went back for surgery to have the IUD removed because it was still implanted into the uterine wall. This all was very surreal and confusing for me. With this all said, I had to miss a lot of work and money became very tight again. I had no insurance so I had many medical bills on top of my usual living bills. Much of the weight then fell on my fiancee, Paul’s, shoulders. In 2006 things were getting back to normal and then I found out we were expecting another baby. Only this time I became pregnant while I was on the pill. I know, this sounds crazy and that was our exact thoughts too. This was a healthy, normal pregnancy until I was about 6 months pregnant. At this time, I was going into pre-term labor on a weekly basis. Because of the obvious dangers of delivering this early in my pregnancy, I was ordered by my Doctor to not work or do any physical activities. It was either this, or I was to be put on bed rest in the hospital for the last few months of my pregnancy. With no insurance, I chose the first option. The result from this situation was that I could not work to bring in money and this left Paul with all the bills to pay with his income alone. At 38 weeks pregnant, I went into labor again and this time they allowed the labor to continue. I ended up having an emergency C-section because the baby’s umbilical cord was wrapped around her neck, around her waist and through her legs. She was being strangled by the umbilical cord every time I had a contraction, and she would not have survived if I didn’t have the c-section. I am so blessed and happy to say that today she is a healthy, happy baby girl who blesses us with her presence everyday. Thanks to God and a wonderful doctor. I believe that although each life situation is a lesson learned, this is also the main cause of our debt and financial situation. Because I could not work in the latter part of my pregnancy and for some time afterwards, we fell completely behind on our bills. Paul’s income was not sufficient enough to pay the living bills along with the medical bills. We were practically living off our credit cards to pay for food, necessities and other bills. Paul changed jobs to earn more money, but we were already so behind that we had to turn our credit card debt to a debt settlement company. Our only other choice was to file bankruptcy, and we felt that the settlement company was a better choice in the long run. I have since then returned to work making what money I can. Through some frugal living we have managed to keep our heads above the water. We have managed to catch up on our bills and are working at getting the credit card situation paid off within the next two years. We are very proud of our determination to make this right again and to move on. Unfortunately, I received a letter just a few months ago from Wells Fargo stating that my mortgage rate will be adjusting soon. This was a huge slap in the face! As I stated before, I had spoken with the representative from Wells Fargo stressing to him that I wanted to refinance to a fixed rate because the previous mortgage was adjustable. He completely mislead me and outright lied to me. He specifically assured me that he would get me on a fixed rate mortgage. I am aware that on the papers that I sign, it will say whether the mortgage is fixed or adjustable. However, when you are sitting at a desk with someone you trust to be a professional and deliver to you what you ask for and he has about 30 pages of paperwork that he was flipping through telling you to sign here and there, you trust what he is telling you. I will take full responsibility for the fact that although I felt I trusted him, I should have taken the extra time to thoroughly read through everything. I have learned my lesson. But in the same breath, I argue that he was suppose to be the knowledgeable professional that treats me with enough respect to give me what I asked for and not mislead or outright lie to me. Instead he took advantage of a single mother who was not fully knowledgeable about mortgages and how it works. I have since then educated myself on these things. Now we are in a situation where we are working so hard to keep our heads above water, and to get back on track. Because of having to use credit just to pay the bills, we got deeper into debt than we’ve ever been. In order to avoid bankruptcy, and therefore losing the home I’ve worked so hard for, we’re currently in a debt settlement program. This program allows us to make manageable payments on our credit cards every month. When we have enough to settle a card, an offer is made to the creditor. This program causes our credit scores to suffer though since nothing gets paid on them until there’s enough to settle. We have been fortunate enough to have some family help us out in our greatest times of need. Paul and I are very dedicated, honest, hard-working people. We have never asked for hand-outs. This is where I must swallow my pride and ask for your assistance. Simply put, I would like to have a fixed rate mortgage. I would love for a company to be able to provide this for me. I take the time to allow you into my personal life and thoughts because I want you to see that I am an honest, hard-working person that doesn’t give up. I would love the opportunity for you to help me from losing everything I’ve worked so hard for. I went from nothing to having two beautiful girls who are my life and I want nothing more than to give them a home that I never had. This is their home. This is my home. I put everything I’ve got into earning all of this on my own. I will continue to give it all I’ve got to keep it too. I don’t want to have to tear these girls away from the home they know, the friends and school they love, because I simply can not afford the mortgage with its interest rate continuously increasing. I humbly ask you for a rope to pull me out of this. Fortunately, because of our careful budgeting, the rope required will be nothing more than a fixed rate instead of an adjustable rate. If our payment will stay in the neighborhood of where it was before the 1st adjustment, I’m confident we’ll continue on our path toward recovery. Please help us stop foreclosure

If you find yourself behind on payments and facing foreclosure we can help. Typically, you receive a demand letter also know as a default letter demanding full payment after 90 days of no payments to the lender. The demand letter states you have 30 days to make up payments or they will foreclose. Once the demand expires the file is referred to foreclosure within the lender organization and referred to an attorney for starting the foreclosure process. Here are some homeowners that need help to stop foreclosure

I have not returned to work yet, but plan on going back part time next week. Working part time and with child support I can make the mortgage payments. (plus if accepted for disability i will have that income also) I will be back to full time as soon as my body allows me. I have mortgage with Countrywide. I had applied for loan modification and they only offered me a repayment plan, where I would have to pay 900 a month for two years to catch up the back owed. I can not do that, even when i get back full time. Since I am still not back to work, they then retracted that offer saying I am not qualified. I am desperate. If I can just get the back caught up at a reasonable amount, I can still make the 795.00 monthly payments. I did pay the payment for March. So I am behind Dec,Jan, Feb. I do not want to lose my home. Please help.

I need foreclosure help, I lost my job

I lost my job, fell behind on everything. I obatined employment, however, I was only making half the money I made When I originally purchased my property. My parents helped catch me up at that time. In May, because my income was short, I fell behind again. In July, I obtained employment making enough income to cover my mortgage payments. The work out department modified my loan and I had a new mortgage payment. This was final in August. In November, my rate adjusted and increased to an amount I could not afford. I fell behind and Countrywide was foreclosing and would not take any of my payments because they were not the full amount. It is now March and I called to check on my loan, it was submmitted to the work out department in Jan and again in March. I was informed that my loan was now in foreclosure and there has not been a sell date set. I just want to know if anything can be done at this time. I can not refinance, my credit has taken a terrible hit during the past couple of years. I do want to keep the property. My parents have made a big investment and it would break their hearts if I lost it. Is there anything you can do? Countrywide Home Loans Has my first Mortgage. we also need to stop foreclosure with Wilshire Credit Corp . Has my 2nd.
I am making enough to cover my loan with countrywide with my full time job, I recently started working part time and that covers my 2nd mortgage. I also have someone renting out my 2nd room for additional income.

I became unemployed in July and fell behind in my mortgage payments. I recently found a job as a Clinical Supervisor in a group home. The mortgage company approved me for a repayment plan, but required that I pay $3400 dollars in lawyer’s fees to stop foreclosure. I do not have the money as I just began my job. I was told in April, I had 2 weeks and it could be stopped. I earn enough money to pay the mortgage. I owe $1300 on the second. The primary mortgage holder is Chase and the second is with HFC. I need you to stop foreclosure on the Chase Loan
I am now employed.

Back in September I was told to put a stop payment on the 2 checks I sent to Ocwen Mortgage, because I had a problem with my payroll checks being on hold at my bank, then I was set up on repayment plan, well on that date my bank processed the 2 checks I put a stop payment on and over drew my account. Then I called and spoke to a representative in Frederick office, I set up another repayment plan to start and I received the letter sign and sent that back and my first payment was processed, thinking everything was ok, then I received in the mail my payment back that they processed. Then I called them and was told that mortgage loan was sent to the attorneys office and that I was not eligible for forbearance repayment plan that I had to make a payment and fill out an application to see if we are eligabel for a loan modification. During the time after October I received several calls, then it went to research then when I tried to call them back I was disconnected 3 times and the represetatives were not helpful and did not know what I was talking about. I really need help. We want to keep the property. we were doing great and on track. As of yet I have not received any papers to fill out. Please help us. I do have the August payment in my account I am waiting. I hope you can help us. Our mortgage company is Ocwen Mortgage that is foreclosing. Our situation has changed and now I have direct deposit for me and my husband and we want to set up auto payment each week or every other week to the mortgage company. Our situation is better. I currently have 3 mortgages one with Litton Loan Servicing at $884.08 scheduled to increase to $950.00 (adjustable rate mortgage), Wilshire Credit Corporation at $243.22 with a balloon note, and a home improvement mortgage loan of $9,886 at $196.90 a month. I have been denied refinancing by 3 mortgage companies. I have not missed a payment on any mortgage. But I will not be able to make the payments with the increase from Litton Loan Servicing. First Guarantee Mortgage is supposed to be a Government program that said that I was approved but now they are saying that they are having difficulty finding an appraiser that will appraise my home for a loan amount of $172, 000 or $177,000 at a fixed rate of 6%. First Guarantee Mortgage has not returned my calls in the last two weeks. I am in a no win situation and I want to keep my home for my family. I need foreclosure help with Litton Loans.

We fell behind on payments with our Washington Mutual loan. We filed for BK. Received a stay from foreclosure. Started making payments again. Payments were not received by WAMU. Lender filed a motion for a relief from stay. Attorney says not to make any payments while trying to resolve the issue with the missing payments. This happens again in the following year. Finally resolved, but now too far behind to catch up. Feel behind during the holidays and did not cure default in time. Should have worked out a payment plan with lender instead of going into BK. Would like to try to work out a plan to pay arrearages to avoid foreclosure and get back on track. Washington Mutual foreclosure help is what we need soon. Please help us stop foreclosure in Chicago

Refinanced w/Washington Mutual on a 2-yr ARM for a better interest rate. Thinking that in 2-yrs we’d be doing better with our company. My husband is self employed so we were stated income at the time. The business did not do better and we started getting behind in November. We tried to do something with WaMu beginning in January with getting past due tacked onto the end of loan. They finally got back to us the 1st of this month March. We were denied because we showed no income for the last quarter (hence why we are not able to make those payments). My husband went to work for the Mine here in Montana and will be making good money, but he does not get his first full paycheck until March 31st. WaMu told me that after he had 2-full paychecks to contact them and they would re-open our case, BUT to remember that our loan is up for review for foreclosure on March 15th. (We are now 5-mos late). We can’t get anything in until the 31st and that will only be a payment then. (Mortgage is $2300.00 mo includes tax/insurance) Our 2nd mortage is $560 mo and I make that payment but I’m late 2 pmts on that because I’ve been trying to support our family on my income alone which is about $1800.00 take home mo. Not enough to stretch for everything by far. Do you have any suggestions? Oh we do have our house listed for sale by owner and we know it will get sold this summer…. We wish to downsize our mortgage and selling it is the only way we can do it. We built this home ourselves. my interest rate changed and is adjusting every six months and I was told that there is no equity in the property, and that is why i have not been able to refinance. The reason I fell behind is that back in November I lost a second source of income so I was due for refinance in April, 2 years had past for the penalty fee, and so I have 2 loans 80/20 and my payment went up 1000.00 dollars in June and so I can not make the 4000.00 dollars total payment, compared to 3250 including HOA and I just do not have that kind of income, I was struggling before but I took out my 401k and sold my car and sold some vacation with the company I am presently employed so I could make it to April but i am not getting anywhere, and I am afraid I might loose my home. Stop foreclosure in Oceanside.
