Short Sale Assistance needed

We were consistent on paying the mortgage until February of 2008. We moved due to our job transfer and ill parent. We rented the property to tenants, this was managed by a rental management company, the tenants have not paid any rent since February 2008, this is when my husband lost his job. Due to all this we have been unable to pay our mortgage and due to an adjustable rate that kept adjusting up to $3200. Countrywide is foreclosing is our company. We contacted them and asked to do a short sale but we have not been successful with our Realtor, tenants and keeping the house out of foreclosure.

We need short sale help

March 17, 2008 I began the process of applying for the Loan Modification with Ocwen Mortgage Company.  I sent all the required documents and failed to include the listing agreement, initially.  After several conversations in which the Company stated that various documents had not been received, I responded immediately with faxes to cover the requirements, including the listing agreement. No action was ever taken to move the documents along to a decision-maker.  My last conversation with the Company’s liquidation department informed me that the property was scheduled for a Sheriff’s sale on June 12, 2008.
The clerk stated that my package was incomplete, since there was no listing agreement and there was no request to participate in the program and there was no hardship letter.  I was outraged and before the call was terminated, she stated that she found all of the documents, but since the information is now 90 days old, I would not be accepted. I pointed out that this process was started in a timely fashion and that no one ever gave me that excuse before.  She put me on hold and then returned.  She asked me what was the date on the listing agreement.  I read the dates on the agreement. The expiration of the agreement was May 31, 2008 with a month to month extension, thereafter. She stated that she could not read the wrting regarding the extension, so as far as she was concerned the Listing Agreement had expired.  My only option was to go to foreclosure and attempt to redeem the property after ten (10) days. I was and remain flabbergasted!
The Mortgage Company is still Ocwen is foreclosing.

Countrywide loan modification help they modified our loan back in Dec. They were not going to accept the modification with the funds because an employee, she said we did not date one of the pages of the modification.  After going back and forth and having to get a third party to step in-the modification from Dec. was accepted at the end of Feb. There was a payment due Feb. 1 and March 1 - I sent both of these payments but neither have cleared my bank.  The company my husband works for started having financial problems so he was without a job at the end of March.  He is working now so I know we can get caught up.  Actually we are not behind like they are showing because I have sent $2472. that has not been posted to my account.

San Diego Foreclosure assistance, Home belongs to 86 year mother. 1st lien is with Wachovia, neg-am loan with balance of $367,000. Approximate total owed right now is $400,000 including taxes, insurance, back payments, late fees, and attorney fees. National City Mortgage holds second of $70,000, which they wrote off as bad debt. They said they will settle for $10,000 to $15,000. Home is in excellent condition with appraisal a few months old of $475,000. Home was completely remodeled, refurbished, and upgraded within the last couple of years. Has large lot on cul-de-sac, pool, and spa. My sister and I are frantically trying to gather up the funds to re-instate the loan and catch up. I have moved in with my mother. The ideal situation would be to obtain a new second for approximately $35,000, which would enable us to settle existing second, and pay back payments on first mortgage. we need foreclosure help in California, We haven’t been able to pay our mortgage for the past year. We were working on a payment plan with them. But were denied after waiting 2 months. I was out of work for 2 months on maternity leave and during that time we fell behind on everything. The added cost of another child, made it very hard to make ends meet. We love our home, and very much want to keep it, but are ashamed to tell anyone about the situation that we are in. Recently our daycare costs have gone down and most of our medical bills were paid off. We’re hoping that our lender Wells Fargo will work with us since there are so many people in our same situation, we need Forecloser help with Wells Fargo

I am a victim of Predatory Lending

Approx, 2 years ago, I lost my job and had to obtain a second mortgage with a predatory finance firm at 18%.  I acquired another job immediate after I got the loan, but due to the housing market downturn, land surveying sort of slowed down and I again found myself with a job.  I have worked doing drafting and whatever else I could but fell behind and now I am a victim of my own refinancing.  About 6 years ago the property appraised for 165K but now I have had it on the market for about a month at 130K and now down to 108K.   I just want to sell, pay off the existinig mortgages and go continue
my education to get a better job with any proceeds representing my equity in the property. Private mortgage  holder/original owner is 1 st mortgage, Equity One Loans is 2nd mortgage holder. stop foreclosure and sell my house

Sined re-financing we thought it was an ARM that was fixed for  3 years. In fact, it was fixed, interest only for 3 years then adjusted to P&I. Eff 12/1 it went up to 3616.00 and on 6/1 to 4100.00. I also have a second and I have not talked to Chase. They did not go along with the amount offered with a short sale. I have not heard back from the 1st, according to my realtor. (House was on the market since Novemeber. Offers all too low to pay off mortgages, escrow and realtor. Taking it off the market in a few days. called the lenders of the 1st and they were no help.  When deciding to go into a short sale or apply to do so, my realtor told me that I should write a hardship letter telling them I could not make the payments any longer and this was true. If I was able to re-finance or modify my loan, I could afford 3000.00 if I could roll the 2 mortgages together. If not, then I could only afford 2500.00 on the 1st and whatever on the second.

I have referred this foreclosure in Chula Vista to a foreclosure specialist that specializes in short sales.
