I am a self employed gardener who purchased my home several years ago for $355,000 with an adjustable rate mortgage being serviced presently by Chase. The home is presently worth about 200,000. My husband and I refinance 2 times in the 8 years we have had our home.  The payment is $1,850 per month which we can not afford, if there were any way that our payment could be cut in half we could afford to keep our home. Our mortgage company is Saxon Mortgage, we told them we could no longer afford the payment, they didn’t offer any alternative to stop foreclosure, so we told them we would move by the end of this month and do a voluntary foreclosure or deed in lieu.  We would rather keep my house and save my home from foreclosure. San Diego Foreclosure assistance, Home belongs to 86 year mother. 1st lien is with Wachovia, neg-am loan with balance of $367,000. Approximate total owed right now is $400,000 including taxes, insurance, back payments, late fees, and attorney fees. National City Mortgage holds second of $70,000, which they wrote off as bad debt. They said they will settle for $10,000 to $15,000. Home is in excellent condition with appraisal a few months old of $475,000. Home was completely remodeled, refurbished, and upgraded within the last couple of years. Has large lot on cul-de-sac, pool, and spa. My sister and I are frantically trying to gather up the funds to re-instate the loan and catch up. I have moved in with my mother. The ideal situation would be to obtain a new second for approximately $35,000, which would enable us to settle existing second, and pay back payments on first mortgage. Have a 3 yr ARM, it has adjusted twice. It started at 6.25 and is now at 8.25 and is going to go up again in January. I definitely cant afford any more, I am competing with thousands of foreclosed homes if I try to sell. I owe 310k its worth about 260K. Id love to keep it, have made a complete overhaul on the house. I make 120k yr and have a solid career and no late payments. This is my home not an investment and I would love to be able to keep it. Looking to see if you know of any new programs or suggestions. Tried refinancing, working with my lender, no luck. Any advice?
HSBC - have 2 loans. First is around 250k at 8.25%. Second is 60k at 13.5%
