The short answer to that question is yes, loss mitigation is legal. When you drill down a little further you come across a few issues. Who to trust to stop foreclosure the other is can a fee be collected to act as a foreclosure counselor. The first obstacle is finding a foreclosure specialist that can stop foreclosure and save or sell your home. If you are facing foreclosure you are probably a victim of mass mailings and phone calls from companies that make the process sound way to good to be true. They make promises like principal reductions or drop your interest rate to 3%… Well those scenarios do happen but they are few and far between. The only possible way anyone can know what options are available would be to know who the investor on the loan is and their pooling and servicing agreement with the lender/servicer. Many lenders keep the investor private and will not disclose who owns the loan. We all know Fannie Mae and Freddie Mac workout options are but who knows about Wachovia and their process working out World Savings Bank, well we do as well as the agreements with other investors. Ok, so you bought the Loss Mitigation Training Manual. To me that makes you qualified to work with any lender and you get the help from actual loss mitigators.

Now, you have purchased the loss mitigation training manual you are well on your way to becoming one of the top loss mitigation expert in the nation. There is still an issue, in many states you can not collect a fee for doing the work until after the work is complete. Many companies do not work in these states and others kinda wing it and hope they do not get caught. We have run across a company that acts as a third party that assures you get paid for loss mitigation work. The homeowner sends the fee to the loss mitigation holding company and it is held until the work is complete. Once the work is complete the company releases the fee to the loss mitigators that successfully delivered on their contractual agreement. We have used this company for our cases and are really happy with their service. With this company then we are able to work in states that do not allow payments before getting a workout for homeowners. For us this company makes loss mitigation legal.

A pitfall that homeowners facing foreclosure experience when working with a loss mitigation consultant is having a sense of doubt about the home being saved. If the homeowner does not believe that the company can help them, then there is no substantial relationship between the foreclosure company and the foreclosure victim, and the chances for being able to stop the foreclosure process drop dramatically. This is one reason why homeowners should do enough research on the loss mitigation company or other service provider that they work with, and interview several companies to find the one that they feel most comfortable establishing a relationship with.

When you do not understand something, what is the first thing you do? You hire a professional in that particular field. A good example of this would be if your transmission goes out in your car. If your transmission goes out in your car, almost everyone would hire a professional to fix the problem. Why? Because you are aware that if you attempt this and it does not work, you just lost your car! THIS IS NO DIFFERENT WITH YOUR FORECLOSURE! In the above example, we were talking about a car, but if you miss one small item with your foreclosure, you may lose your house. This means that your family and loved ones could be on the street. We would never recommend that anyone try to solve this on their own and we believe strongly that it is a detrimental mistake to try and work your way through a problem of this magnitude. Make the smart choice and hire a professional. We are here to help you stop foreclosure NOW!
The overwhelming stress and pressure

When an individual is in the middle of losing one of the most important items in their life, we see most people act in ways that they would never act in normal circumstances. This should be expected. It is natural to be fearful, scared and worried. This is the exact reason you hire our company to do this for you. When trying to deal with your own problems, you can become your biggest problem. The loss of sleep, irritability, poor production at work, family arguments and possible divorce don’t have to happen. None of this has to be part of your life. When you hire our company, we give you a chance to focus on what you do best while we handle what we do best, your foreclosure and your stress!!! Let us handle these problems. That is what we love to do and that is what we do best!

Time:
The foreclosure process may seem easy to someone that does not understand what it entails. When trying to accomplish this alone, many homeowners find horrible agonizing issues with the loss of time trying to solve this problem. Faxing documents to the bank, trying to make calls on your lunch breaks, not knowing who to talk to, getting disconnected from the bank and many many more! Again, this does not have to happen. Make the right decision now and get rid of this burden you are holding. We know what it takes for you to be successful, so call now and let us handle your problem!

Look to us for foreclosure options

We have helped many homeowners stop foreclosure, below are some contact that we have helped.

My husband lost his job and our income decreased which we struggled to stay afloat. We missed June, July, and soon August. We need a fresh start-modification?I will be returning to work next week and my husband is self employed and income is getting better. However, we can’t gather enough money for those 3 months and Citimortgage has warned us of a possible foreclosure. foreclosure help with Citimortgage

State: Texas
County: Collin

I purchased my home in July, and lost my job in Oct. I was unable to secure another position until July, only to lose that position in Oct. Both of these positions were at a regional level in healthcare, and unfortunately this industry hits hard times like all others, and my positions were actually eliminated to cut costs. I have just now started a new position in a different sector of the industry and have a VERY stable position as Chief Nursing Officer. I had to live off my savings for all but 7 months of the past 30 months, which is extremly difficult for anyone to do successfully. my mortgage company is awful to work with, and I have reached the point where I do not see any light at the end of the tunnel. Nation Point is the mortgage company. Stop Foreclosure

City: Port Arthur
State: Texas
County: Jefferson

we are in foreclosure and behind 5 months we can afford the note,we just had some medical issues come up and we got off track. we are in foreclosure with Texas state bank, help stop foreclosure

City: Sultan
State: Washington
County: Snohomish

Got a Notice of Default in mail. We are Currently 3 months behind on the mortgage. Will be able to make this months on the 25th. Lost good paying job and haven’t been able to find a job making what I was making. Only working part time at this moment. Added expenses, fuel prices, food and Hay all going up.

I purchased the home in 2004 and was making payments. I fell behind in 2006 because I lost my job. I couldn’t make the payments. By the time I started working again, it was too late. I wasn’t making enough to cover both mortgages (Citimortgage and Litton Loan Servicing). I tried to sell it by doing a short sale. Citimortgage was willing to work with me, but Litton never got back to my lawyer and the buyer pulled out because she was wondering why it was taking so long for everything to come through. Litton loan modification agreements with payments way higher than the original mortgage! There is a pending date in September for a sale date but I have not received anything official in the mail. The only way I find out information concerning my property is if I call the companies. Citimortgage has already begun garnishing my pay check and they never gave me any notice. I have yet to hear from Litton. The only way I knew that the house was in foreclosure was because I checked my credit report and there is a judgment against me from Citimortgage. I want to save the house and am willing to make payments but they need to be reasonable. I just had a baby and although I am working now, I need lower monthly payments. I want to save the house. My husband and I can make payments if the payments are low and if there can be one payment instead of two. The mortgages are with Citimortgage and I need foreclosure help with Litton Loan servicing. How to keep a home in foreclosure
